Location: Chicago – Corporate Offices
General Summary
Intern is responsible for financial analysis of prospective acquisitions, developments and dispositions. Also other special projects and corporate level tasks as assigned.
Essential Job Functions
- Analyzes historical financial statements, performs market research and analysis for industrial properties considered for acquisition, development or disposition.
- Prepares detailed projections of net operating income and cash flow utilizing financial modeling software including Excel.
- Conducts market research and analysis to provide a basis for assumptions used in financial modeling. Interacts with regional offices, management, consultants, brokers and other market participants to both gather and verify research, assumptions and conclusions.
- Performs administrative functions including updating Investment Database and Status Reports and special projects as assigned.
- Performs other duties as assigned, some of which may be essential to the job.
Knowledge, Skills, and Abilities
- Knowledge of basic finance principles at a level normally acquired through enrollment at a 4-year accredited college majoring in finance and/or real estate. The aptitude to analyze and understand leases, operating statements, purchase contracts, letters of intent and financial statements and a general understanding of credit and capital markets is a plus.
- Must have an understanding of financial modeling, including the production of cash flow models, cash-on-cash yield, IRR analysis and discounted cash flow valuations using Excel.
- Excellent interpersonal and telephone communication skills.
- Strong organizational and written communication skills including ability to prepare, edit, proofread and check accurate and appropriate documentation and presentations.
- Strong computer skills necessary to prepare and adjust financial models, enter and manipulate words and data and use standard microcomputer-based software to communicate with others, prepare documentation, and/or analyze data.
- Attention to detail is a must; accuracy of financial information is critical to making correct investment decisions.
- Strong analytical and intellectual rigor.
Physical and Other Requirements
- Work requires regularly sitting for extended periods of time when working with computer system.
- Work is performed in a normal office environment where there are relatively few physical discomforts due to dust, dirt, noise, and the like. If necessary, some work may be performed form a remote location.
- Internal Contacts: Interface with all departments within the company to gather and exchange information to discuss results of financial research and analysis.
